Monthly payment by loan amount and rate

A fixed-rate home equity loan over 15 years, calculated by the tool on this page. Read across your row to see what a single point of rate costs you every month for fifteen years — it is usually larger than people expect, and it is the number worth negotiating. A HELOC behaves differently because the rate moves; use the comparison above for that. Your available equity and CLTV depend on your home value and current mortgage balance, which you can enter yourself.

Where you should not rely on this

This does not preapprove you for anything and does not predict the rate you will be offered. Lenders price on credit history, loan-to-value, and fees this page does not see, and closing costs can change the real cost substantially. Get a written offer before deciding.

Frequently asked questions

How much equity can I actually borrow against?

Lenders look at the combined loan-to-value ratio: your existing mortgage balance plus the new loan, divided by the home's value. This calculator works from the same three numbers, so raising the requested amount pushes that ratio up.

What is the difference between a home equity loan and a HELOC?

A home equity loan is a lump sum on a fixed schedule; a HELOC is a revolving line you draw from. The calculator takes a separate rate for each so you can put the two side by side.

Is the monthly payment interest-only?

No. The payment shown amortises principal and interest over the term you enter, using the standard amortisation formula. A HELOC in its draw period can be interest-only, which this figure does not model.
